Pett Level - This luxury 3 bedroom beach house located directly on a quiet 'well kept secret' stretch of beach at Pett Level in East Sussex, just a few miles from the ancient port town of Rye. Amazing sea views and comfortable 'boutique hotel' standard accommodation plus lots of luxury extras make it perfect for a beach holiday in style, bringing a touch of Miami to Britain's sunniest coast.....


The beach itself is in an area of outstanding natural beauty and the house if one of only 20 on the beach making this a very exclusive "Beach Retreat " Under floor heating in the key living and bedroom areas make it perfect for a winter break too. The house is very well suited either to groups of adults or families wanting a quintessential beach holiday - or groups of people looking for a luxurious party house to celebrate a special event. It would also suit dog owners and people who love fishing. There is fishing immediately on the beach outside.

Ground floor:
The front of the house is approached from the parking area with plenty of parking for up to 4 cars. The front door opens into a spacious hallway with practical and stylish wood effect flooring. To the rear of the ground floor is a large utility area with stunning walk in shower constructed from glass bricks. There is plenty of room here for children adults and dogs to enjoy a thorough showering to remove all traces of sand after a day on the beach! Plenty of storage space in bright modern units, a washing machine and a separate WC add to the exceptional facilities provided in the house. There is direct access from here out into the garden and onto the beach.


First floor:

Stairs to the first floor are lit with colourful recessed lighting. There is a huge interior designed family bathroom to the front of the property with bath with shower attachment, sink and WC. The decor is bright and colourful with high quality fixtures providing a functional stylish spacious area for all the family to use. To the rear of the house are the 2 main double bedrooms, both with floor to ceiling patio doors leading out onto the full length balcony with stunning sea views. The master room has an ensuite with shower and the same high quality designer fittings. There are built in wardrobes and TV's in both rooms. The third double room, to the front of the property is bright and spacious, again with storage space . The two top floors are fitted with a sound distribution system allowing music to be played in living area as well as the bedrooms and bathrooms.


Top Floor:
The top floor has a stunning open plan lounge diner with the best sea views of the whole property! The full width patio doors can be completely folded back on hot summer days bringing a true seascape feeling right into the living room. The room leads out onto the second impressive balcony with designer glass frontage and large colourful beanbags and modern funky seating for all the family. The living area has comfortable seating and a dining table together with TV, DVD and state of the art drop down cinema screen with overhead projector.

The kitchen is fully equipped to a very high standard with electric oven, and gas hob located on a central island unit. Plenty of storage space in pull out larder cupboards.

Outside:
As well as the 2 first and second floor balconies there is a small private garden to the rear of the property offering a permanent built in BBQ and seating area and with direct access to the beach. There is an outside shower and plenty of room to store all those beach essentials with hooks for wet suits etc under the first floor decking area. Side access from the front of the house also allows bikes to be stored securely in the garden.

Dogs welcome at an extra charge of £20 per week, per dog and must be pre-booked. Smoking allowed on the balconies and garden only.
